Course Objectives In this course, real estate property and valuation concepts are aimed to explain for students to get ability to identify appropriate methods that can be used in the various real property valuations related to the legislation on the land valuation, map production of land valuation, compare the real estate valuation techniques.
Course Description The main topics of this course are; real estate, the concept of land ownership, the importance of the property valuation in community life, an overview of the Turkish tax system, the historical background of the legislation relating to land assessment in Turkey. Examination of real estate appraisal criteria, the real estate valuation methods; A comparison of methods, evaluation standards, values and production of base maps for tax purposes.
Course Outcomes Students who completes this course successfully;
1. Defines valuation concepts, land and property taxation processes, and builds relationships among, real estate appraisal, taxation and land marketing.
2. Analysis objective-subjective valuation criteria that affect the value of real estate property.
3. Analysis the real estate appraisal methods (Comparison, Income and Costs) and compares to determine the most appropriate one.
4. Organizes workflow for real estate appraisal, documents and performs the data collection process steps for technical and legal needs.
5. According to real estate appraisal valuation method makes and regulates the report.
6. Explain the principles and standards of national and international real estate valuation.
7. Explain the role of real estate appraisal in land management legislation (Real-estate taxation, leasing, expropriation, Land Consolidation, Zoning Development, Urban Regeneration, Privatization, etc.)
8. Prepares yourself for expertise in real estate appraiser licensing procedures.
